Project Manager Responsibilities:
- provides proactive overall administration of single or multiple projects,
- carefully reviews all provisions of project contracts, both prime and subcontracts;
- maximizes budget buyout;
- participates in weekly OAC meetings and all other meetings necessary for the successful completion of the project;
- maintains clear communication with customers on all project issues including schedule adjustments, change orders, and the quality of the work;
- closely monitors project budgets and schedules;
- provides the leadership necessary to create a strong project team and establishes a clear understanding of their respective duties with the project Superintendent;
- establishes project commitments and approves invoices;
- submits all necessary information needed to complete the monthly draws on the schedule stipulated in the project contract;
- ensures that all project activities are performed and completed in accordance with Imperial Contracting’s policies and values;
- ensures that all understandings reached during meetings, phone calls, and personal conversations with customers, subcontractors, and within the project team are recorded and preserved in the electronic project folder;
- completes all project documentation within the appropriate component of the company’s Sage 300 and JobPlanner software;
- confirms with the Superintendent that all required safety policies are being followed;
- maintains a continual awareness of the importance of promoting the company to the customer and encouraging future opportunities;
- completes other project related tasks as assigned.
Project Manager Qualifications:
- five or more years of experience in project management for multi- family housing or closely related projects, e.g., hotel renovation;
- extensive experience with projects with contract values of $12,000,000 or greater;
- graduate of a degree program in construction management or construction science;
- the possession of engineering and architectural degrees may be considered as equally qualified if they have additional training in business administration and accounting;
- extensive knowledge of established construction trades, procedures, and building codes;
- knowledge of construction scheduling, cost control, risk assessment, safety protocols, and blueprint and contract literacy;
- a demonstrated ability to anticipate problems and resolve them before they impact projects;
- effective use of Microsoft Office software, most especially Excel, Word, and M.S. Project;
- experience in the use of JobPlanner, Sage 300, and Sage Timberline Estimating and all other project related components of the software;
- experience in creating project teams committed to cooperatively achieving project excellence.
- This position works both in-office and onsite. The candidate must be able to perform the physical and technical responsibilities of this job including the ability to sit, walk, reach, feel with hand, talk, hear, climb and balance on uneven surfaces, and lift up to 50 pounds. Job Description
A superintendent with strong construction experience to supervise large multi-family renovation, capital improvement, and affordable construction projects. Depending on project volume, they may also be assigned to smaller repair projects that involve primarily a single type of activity, e.g., painting or carpentry, and will normally have a contract value of $500,000 or less and a duration of approximately 120 days or less. In both cases the Superintendent is responsible for completing projects safely, on schedule, within budget, and in conformance with company policies, procedures, and quality standards. Most importantly: an Imperial superintendent must be able to interact with customer representatives in an ethical and professional manner.
TRAVEL: This Superintendent will work out of the Phoenix area but depending upon the number and location of projects at any given time, must be willing to travel. The ability to at least travel regionally is a condition of employment. Company car and gas card are provided to you at the company’s expense.
PLEASE NOTE: EXPERIENCE IN MULTI-FAMILY HOUSING REPAIR & RENOVATION OR A VERY CLOSELY RELATED CONSTRUCTION ACTIVITY (e.g., hotel and hospital and renovations) will be a requirement when reviewing applications.
Areas of Responsibility:
1. CONSTRUCTION SCHEDULE
- Assist in preparation of construction schedule and notify subcontractors and material suppliers far enough in advance to assure materials are delivered and subcontractors arrive on schedule.
2. BUDGETS
- Assist in preparation of direct & indirect construction budgets, reviewing monthly, and in consultation with the Project Manager, order project materials.
3. QUALITY
- Inspect and supervise all work in progress for conformity with company quality standards. Develop, establish and implement checklists for inspections. Thoroughly document subcontractor failure to meet Company quality standards and to adhere to the project budget.
4. CONTRACTS
- Review contracts including scope of work, specifications & payment schedule, and provide input for contracts to suppliers and subcontractors. Confer with subcontractors or suppliers representatives to maintain schedules and resolve grievances (when applicable).
5. JOB SITE
- Maintain all job records including:
- Daily logs and safety reports, contracts, Purchase Orders, Selection Sheets, Permits, Safety meetings/Safety and Health Manual, Subcontractor adherence to the project schedule
- Receive, check-in and inventory all deliveries for accuracy.
- Plan and direct jobsite activities.
- Maintains a cooperative relationship with fellow employees, public officials, engineers, architects, subcontractors, material suppliers, customers, and the general public.
6. PERSONNEL MANAGEMENT
- Ensure the thorough training of all field personnel, develop employees with promotion potential, and provide leadership and develop teamwork among field staff.
- Address employee performance problems and take corrective measures to facilitate improvement, and notify HR within 24 hours of any employee related issues on the job.
- Review and approve all time cards on a daily basis.
7. SAFETY & HEALTH
- Superintendents have the immediate responsibility the safety conditions on all projects.
- At the start of all projects, complete:
- Initial Jobsite Safety Checklist
- Chemical Inventory Form
- Hazardous Substance Exposure Inspection Checklist
- Pre-Construction Checklist
- Complete Daily Job Report and return to the Company Safety Coordinator.
- Conduct weekly job site safety meetings (Tailgate) with employees Tuesday mornings and file the report in the electronic job folder and with the Safety Coordinator.
- Inspect the site daily for safety hazards and file a weekly report with the Safety Coordinator, and confirm that subcontractors are conducting weekly safety meetings and are working in a safe manner.
- Ensure that workers are using their Personal Protective Equipment consistently, and conducting their tasks in accordance with regulatory guidelines.
- Implement programs to train employees in workplace safety practices, fire prevention and correct handling techniques for chemicals, toxins, equipment and other materials.
- Assist in the investigation of accidents and injuries, compile and submit accident reports as required by company policies and all regulatory agencies. Conduct accident investigations associated with employee accidents and determine root causes and appropriate corrective actions. Ensure that the corrective actions generated by an accident investigation are quickly and fully implemented.
Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. A combination of four-year degree or five years + of experience managing construction projects of increasing complexity including, most importantly, experience in the repair and renovation of multi-family apartment complexes. Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents. Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community. Ability to add, subtract, multiply, and divide all units of measure, using whole numbers, common fractions, and decimals. Ability to read and decipher construction drawings, i.e. architectural and structural plans, MEP drawings, and designer drawings. Basic understanding of Outlook, Word & Excel.

Project Engineer Major Duties & Responsibilities:
- Coordinates with project architects, designers, owners, and field personnel.
- Responsible for preparing, reviewing, distributing, and tracking Request for Information (RFI) and Submittal packages.
- Assist in preparations of bid packages and procurement
- May be responsible for bid analysis, constructability reviews, and permit processing.
- Inspects all work to assure compliance with plans and specifications.
- Offers technical information to project supervisor to ensure work complies with applicable codes, drawings, and specifications.
- General understanding of project budget; may assist with buyouts
- Monitor and track project quality control metrics and activities on a regular basis, provide timely and accurate quality reports, and raise issues to PM or Superintendent as appropriate.
- Change Order management, including soliciting, receiving, reviewing, and preparing action and change orders
- Maintain accurate contract documents
- Generation of project punch list and closeout documentation.
- Update construction schedule based on project team input, Trade Contractor progress and materials delivery
- Track and inspect material deliveries
- Assist in preparation of monthly owner project status reports, as required
- Attend project meetings, as directed by Project Manager and record meeting minutes

Project Engineer Qualifications:
- Degree in Engineering or Construction Management.
- Demonstrated expertise (either through internships or work experience) in commercial projects (i.e. tenant improvements, multi-family and multi-use, corporate and institutional structures)
- Excellent communications skills required for interaction with vendors, designers, consultants, and clients.
- MS Office (Word, Excel, Project) AutoCAD, Revit, Blue Beam
- Minimum of 5 years of experience in construction project management
- Strong knowledge of construction materials, methods, and regulations
- Excellent communication and leadership skills
- Ability to manage multiple projects simultaneously
- Proficiency in project management software and tools
- Professional Engineer (PE) license preferred
- Experience in managing large-scale construction projects
